Commercial roofing is a different world from residential. EPDM (Ethylene Propylene Diene Monomer) is a synthetic rubber membrane that's been used for decades. It's durable, flexible, and handles temperature extremes well. EPDM comes in black (which absorbs heat) or white (which reflects it). Seams are typically glued or taped rather than welded. Lifespan is similar to TPO—20-30 years.

PVC (Polyvinyl Chloride) is another single-ply option, similar to TPO but with different chemical composition. PVC is particularly good for restaurants and other businesses with grease exhaust, as it resists chemical damage. It's typically more expensive than TPO but can be worth it in specific applications.

Modified Bitumen is an asphalt-based system applied in multiple layers. It's extremely durable and handles foot traffic well. Modified bitumen is often used on roofs that get regular maintenance traffic. It's typically more expensive to install but very robust.

Built-Up Roofing (BUR), also known as tar and gravel, is the traditional flat roof system. Multiple layers of asphalt and reinforcing fabrics are built up, then topped with gravel. BUR is heavy and labor-intensive to install but extremely durable. It's less common on new construction but still seen on repairs and re-roofing.

Metal roofing is used on some commercial buildings, especially those with steeper slopes. Standing seam metal provides longevity and energy efficiency but costs more upfront.

Factors to Consider

When choosing a commercial roofing system, consider:

Building use affects material choice. A restaurant needs different roof properties than a warehouse. Chemical exposure, grease, and foot traffic all influence the best option.

Energy efficiency matters more on large commercial roofs. A few percentage points of energy savings across 20,000 square feet adds up quickly. White or reflective roofing membranes can significantly reduce cooling costs.

Roof penetrations for HVAC equipment, vents, and skylights need proper flashing and detailing. More penetrations mean more potential leak points.

Future building plans should inform your choice. If you're planning to add solar panels or rooftop equipment, choose a system that accommodates modifications.

Maintenance requirements vary by system. Some commercial roofs need annual inspection and maintenance; others are more set-and-forget.

Budget constraints are real, but remember that the cheapest option isn't always the best value. Consider total cost of ownership over the roof's lifespan, not just installation cost.

The Importance of Proper Installation

More than residential roofing, commercial roofing success depends on installation quality. A single-ply membrane is only as good as its seams. One poorly welded seam can lead to leaks that damage expensive equipment or inventory.

Choose a contractor with specific commercial roofing experience. Ask about their certification with the membrane manufacturer they're recommending. Most major manufacturers (GAF, Carlisle, Johns Manville, etc.) have certified installer programs that ensure proper training.
