What to Expect During Your Roof Replacement: A Complete Timeline

Never had a roof replaced? Here's exactly what happens from the first call to the final inspection, so you know what to expect.

If you've never been through a roof replacement, the process can seem mysterious and maybe a little intimidating. How long does it take? What do you need to do? Will it be disruptive? Let's walk through the entire process from start to finish so you know exactly what to expect.

Step 1: Initial Contact and Inspection (Day 1)

Everything starts with a call or online inquiry. We'll schedule a free inspection at a time that works for you—usually within a day or two.

During the inspection, one of our roofing experts will examine your roof from the ground and, if safe, from on top of the roof itself. We're looking at shingle condition, flashing, ventilation, gutters, and any visible damage. We'll also check your attic if accessible to assess ventilation and look for signs of leaks or moisture problems.

This inspection typically takes 30-45 minutes. You don't need to be present for the exterior inspection, but we like to discuss findings with homeowners directly.

Step 2: Estimate and Material Selection (Days 2-7)

After the inspection, we'll prepare a detailed estimate covering all work needed. For straightforward replacements, you might have this the same day. More complex projects may take a day or two to estimate properly.

Once you're ready to move forward, we'll discuss material options. This includes shingle type and color, underlayment, ventilation improvements, and any additional work like gutter replacement. We'll show you samples and help you choose options that fit your budget and preferences.

Step 3: Contract and Scheduling (Days 3-10)

After selecting materials, you'll review and sign a contract that details exactly what work will be done, what materials will be used, the total cost, payment terms, warranty information, and the estimated timeline.

We'll then schedule your installation. During busy season (spring and after storms), lead times can be 2-4 weeks. During slower periods, we can often start within a week. We'll order materials to arrive the day before or the morning of your installation.

Step 4: Pre-Installation Preparation (Day Before)

The day before installation, take a few steps to prepare:

Move vehicles out of the driveway and away from the house, take down or cover items in your attic that might get dusty, remove wall decorations near exterior walls (vibrations can knock things loose), let neighbors know there will be noise and activity, and secure pets and make plans to keep them calm.

We'll typically drop off a dumpster or materials the afternoon before installation.

Step 5: Installation Day (Usually 1-2 Days)

Here's what a typical installation day looks like:

7:00-7:30 AM: Crew arrives, sets up safety equipment, and reviews the job.

7:30-10:00 AM: Tear-off begins. The old shingles and underlayment are removed and dropped into the dumpster. This is the noisiest part—expect significant noise and vibration.

10:00 AM-12:00 PM: Inspection and repair. With the old roof removed, we inspect the decking for damage. Any rotted or damaged sections are replaced. This is also when we install ice and water shield in valleys and along eaves.

12:00-1:00 PM: Lunch break.

1:00-4:00 PM: New underlayment is installed, followed by starter shingles, field shingles, and cap shingles. Flashing is installed or replaced around chimneys, vents, and walls.

4:00-5:00 PM: Final details, including ridge vent installation, touch-up sealing, and cleanup.

Most roofs are completed in a single day. Larger or more complex roofs may extend into a second day.

Step 6: Cleanup and Final Walk-Through (Same Day or Day After)

We take cleanup seriously. After installation:

All debris is loaded into the dumpster, your yard is cleared with magnetic nail sweepers, gutters are cleared of any debris, and the site is left as clean as we found it.

We'll do a final walk-through with you to show the completed work, answer questions, and make sure you're completely satisfied.

Step 7: Payment and Warranty (Final Day)

Payment is typically due upon completion. If you're using insurance, we'll work with you on timing. With financing, payments are arranged according to your plan.

You'll receive warranty documentation for both materials and workmanship. Keep these documents in a safe place—you'll need them if you ever file a claim or sell your home.

Living Through a Roof Replacement

A few tips for making installation day easier:

Expect noise—consider leaving the house during tear-off if you work from home or have noise-sensitive family members.

Keep pets inside or at a friend's house. The activity and noise can stress animals.

Let children know what's happening so they're not scared by the noise.

The crew may need access to water and an exterior outlet. Let us know if these aren't available.
